What's different about buying in Florida
A few Florida rules catch out-of-state buyers by surprise. Here's what to plan for.
Homestead exemption
If the home is your primary residence, you may qualify for Florida's homestead exemption, which lowers your property taxes. You must own and live in the home as of January 1, and the deadline to apply is March 1. In Polk County you file online with the Property Appraiser, and it renews automatically as long as ownership and use don't change.
4-point & wind mitigation
Many Florida insurers require a 4-point inspection (roof, electrical, plumbing and HVAC) on older homes, often 20+ years depending on the carrier. A wind mitigation inspection documents hurricane-resistant features, and Florida law requires insurers to offer discounts for qualifying ones. Start collecting insurance quotes as soon as you're under contract.
Flood zones
Check the FEMA Flood Map Service Center for any home you're considering. It's essential for every property and especially for lakefront. Look up the flood zone and get homeowners insurance quotes early, so there are no surprises before closing.
Florida Housing Finance Corporation also offers first-time homebuyer and down payment assistance, available only through participating lenders. Ask your lender whether you qualify.
