Choose your approach

Your home staging options

Staging isn't one-size-fits-all. Here are the three ways we can approach it.

Option 1

Stage-in-place consultation

A professional staging consultant walks your home room by room and builds a prep plan: what to keep out, what to store and what to move, plus easy upgrades like an accent wall, fresh bedding or new window coverings.

  • Pro: very cost-effective, because it uses your own furniture.
  • Con: your furniture may not be the ideal size or style to bring top dollar.
Option 2

Virtual staging

Computer-generated furniture and décor are added to your listing photos. It works alone or alongside physical staging, and especially well for oddly shaped or multi-use rooms.

  • Pro: can bring in more showings, costs less than full staging, and shows several uses for one space.
  • Con: buyers can feel let down when the real room looks different.
Option 3

Full staging placement

A professional stager brings in furniture, art and accessories for the main rooms. It's ideal for vacant homes and works for some occupied homes too.

  • Pro: correctly sized, modern furniture helps buyers see your home's potential.
  • Con: the most expensive option.

The first glimpse

Curb appeal checklist for Florida homes

Before a buyer ever steps inside, their eyes go to your front door and the area around it. That first view sets the tone for the whole showing.

Front door

  • Clean off dirt, dust and cobwebs
  • Repaint if the finish is faded or chipped
  • Make sure the knob, lock and hardware work smoothly
  • Add a neutral wreath and a fresh welcome mat

Pathway & porch

  • Pressure-wash the walkway, porch, driveway and entry walls (Florida humidity builds mildew fast)
  • Seal cracks in the porch, steps and walkway
  • Replace burned-out entry bulbs
  • Make house numbers visible; straighten the mailbox

Landscaping

  • Mow, edge and patch bare or brown spots
  • Trim overgrown shrubs and trees
  • Weed the beds and add fresh mulch
  • Add seasonal flowers by the door
  • Hide trash cans; remove worn outdoor furniture

Work through one room at a time. Here's what buyers notice most in each space.

First impression

Entryway

  • Put away extra coats, shoes and personal items; clear entry tables
  • Clean floors, walls, fixtures and the inside of the front door
  • Use bright bulbs, open the blinds, add a mirror or art and a simple rug
  • Test the doorbell and tighten loose hardware
  • Eliminate pet or other odors; a subtle, neutral diffuser is plenty
Heart of the home

Living room

  • Keep only essential furniture; extra side tables make a room feel cluttered
  • Arrange seating the way a typical buyer would use it, in conversation groupings
  • Clean windows, open curtains and add lamps where light is low
  • Clear tabletops and shelves; hang art at the right height and scale
  • Skip loud patterns; add neutral pillows, a throw or fresh flowers

Living room: what not to worry about

  • Small nail holes or scuffs from pictures
  • Older but working lamps or side tables
  • The size of your TV (unless it's exceptionally large or small)
  • Carpet that's clean and in good condition
  • Minor fading from the sun (normal here in Florida!)

Getting rug size right

A rug that's too small actually makes a room look smaller. Set at least the front legs of the main furniture on the rug, and leave about 8 inches of bare floor around the edges. Skip wall-to-wall rugs and small rugs floating in the middle of the room.

  • Clear countertops; keep out one or two good-looking appliances you use daily
  • Remove décor from cabinet tops, plus tablecloths, runners and placemats
  • Deep-clean appliances inside and out, grout, backsplash and disposal
  • Make sure every appliance and light works; hide the trash can
  • Organize cabinets so buyers see plenty of storage
  • Consider new knobs, pulls or faucet and a coat of neutral paint
  • Mismatched or failing appliances? Let's talk about whether replacing them fits your price point
Well cared for

Pantry

  • Toss expired items and donate non-perishables you won't move
  • Group like items in clear, labeled containers with shelf risers
  • Remove excess packaging, wipe shelves and clean spills
  • Use baking soda or charcoal to absorb odors
  • Aim for full, not stuffed
Serene retreat

Primary bedroom

  • Remove clutter, pet beds and exercise equipment; keep nightstands nearly bare
  • Put away personal photos so buyers can picture themselves here
  • Keep any lake or pool view unobstructed
  • Make the bed with crisp, neutral (ideally white) linens and a throw at the foot
  • Layer fluffy new pillows in two rows: king, 2 king + 2 standard; queen or full, 4 standard; twin, 2 standard
  • Optional: a cozy chair and lamp, a large mirror, a light lavender scent

Closets

  • Pack out-of-season clothes and donate what you no longer wear
  • Keep only the shoes you'll need in the next 30 days, in one neat row
  • Use matching hangers and organize by type and color
  • Freshen humid Florida closets with cedar blocks or sachets
  • Linen closets: pack extra sheets and beach towels; corral sunscreen in baskets
  • Secure medications, jewelry, firearms and valuables

Primary bathroom

  • Clear every personal item off the counters
  • Scrub away soap scum, hard-water buildup and mildew; replace mildewed caulk
  • Consider updated fixtures and a framed mirror
  • Hang fluffy white towels and a crisp white shower curtain, hung high to make the room feel taller
  • Add a tray of nice bath products and a plant; keep toilet lids closed
Charm, not clutter

Kids' rooms, closets & bath

  • Store extra toys in bins or baskets; clear dressers and desks
  • Use neutral bedding; a few fun touches are fine
  • Make sure bunk and loft beds are sturdy and safe
  • Remove outgrown clothes; keep hanging items off the floor
  • Clear the tub and counters; scrub away toothpaste splatter and mildew

  • Organize supplies in labeled containers
  • Clean the washer and dryer, including the drum, detergent drawer and lint trap

  • Sweep or pressure-wash the floor and treat oil stains

  • Pack anything you won't use in the next 90 days
  • Test the opener and its safety sensors; brighten with an LED fixture
  • Open the garage door before showings to air it out

  • Arrange patio furniture into a conversation or dining area
  • Use fresh or cleaned cushions; an outdoor rug grounds the space

  • Make sure the boat lift and dock lights or power work, since buyers will ask
  • Gather dock or seawall permits, repair records and flood insurance history

Paperwork buyers will ask about

  • Roof age, plus A/C and water heater ages, with any receipts or warranties
  • Any insurance inspections you already have (4-point or wind mitigation), plus permits for past work
  • Known defects: Florida sellers must disclose known material defects that aren't readily visible to buyers.
  • Flood disclosure: Florida law requires a flood disclosure at or before contract signing, covering flood insurance claims, flood-repair assistance received and known flood damage while you owned the home. I'll walk you through the forms; the answers come from you, and your attorney can advise on anything tricky.
  • Hurricane season (June 1 to November 30): if you list during the season, keep shutters or panels organized in the garage and have a plan to secure patio furniture. Buyers like seeing that you're prepared.

The pre-listing deep-clean checklist

When you think you're done cleaning, clean some more! I highly recommend a professional deep clean, and I'm happy to share referrals.

  • Professionally steam clean the carpets
  • Wipe baseboards, doors, handles and switch plates
  • Clean blinds and vacuum drapes
  • Wash windows inside and out, including window and sliding-door tracks
  • Dust ceiling fan blades and exhaust fan covers
  • Scrub tile, tubs, shower pans, toilets and sinks
  • Clean inside the oven and microwave, and behind and under appliances
  • Mop hard floors and clean the stairs
