Lakefront seller prep
Lake buyers look past the kitchen and straight out the back window. The dock, seawall and shoreline are part of your home's first impression, and buyers will have questions about them.
Get the waterfront showing-ready
- Clean the dock, seawall and boat lift; repair loose boards and make sure ladders and railings are secure
- Clear shoreline debris and trim vegetation so the view from inside frames the water
- Test the boat lift and any dock lights or power, since buyers will ask
- Store kayaks, paddleboards and fishing gear neatly
- Keep a primary bedroom lake view unobstructed
Gather the paperwork early
- Dock or seawall permits and records of recent repairs
- Any flood insurance history
- Roof, A/C and water heater ages, with receipts or warranties
- Existing 4-point or wind mitigation reports, plus permits for past work
A note on Florida disclosures
Florida sellers must disclose known material defects that aren't readily visible to buyers. Florida law also requires a flood disclosure, delivered at or before the contract is signed, covering flood insurance claims, flood-repair assistance you've received, and any flooding you know damaged the home while you owned it. I'll walk you through the forms. The answers themselves come from you, and your attorney can advise on anything tricky.
