Pre-qualified vs. pre-approved

Your pre-approval documents checklist
Every lender has its own list, but most ask for some version of the items below. Having them ready speeds things up.
- Recent pay stubs showing year-to-date income
- W-2s from recent years, or 1099s if you're a contractor
- Federal tax returns, especially if you're self-employed
- Bank and asset statements for checking, savings and investment accounts
- Government-issued photo ID
- Social Security number for the credit check (give it to your lender directly, never by email)
- Current debts: car loans, student loans, credit cards and any child support or alimony
- Rent or mortgage history and your current address
- Gift letter if family is helping with your down payment
- DD-214 or Certificate of Eligibility for VA loans
Once you're pre-approved, avoid opening new credit, making large purchases or moving money around without talking to your lender first. Changes can affect your final approval.
Common loan types for Polk County buyers
Your lender will match you with the right program. Here's a quick overview so you know what to ask about.
Conventional
Not backed by a government agency. Down payment options vary, and borrowers who put down less than 20% generally pay private mortgage insurance. Available as fixed-rate or adjustable-rate (ARM) loans.
FHA
