What the NAR settlement means for Florida home buyers
Recent changes from the National Association of Realtors (NAR) settlement bring more transparency and put more power in buyers' hands.
What changed
- Transparent agent compensation. How buyer's agents are paid is now discussed openly, before we start.
- You have more say. A percentage of the price, a flat fee or a combination, all written into your Buyer Representation Agreement.
- Clearer agreements. The services I provide, my duties to you and how I'm paid are spelled out.

A Buyer Representation Agreement is a legally binding contract. It makes me your representative and fiduciary, with a legal and ethical obligation to put your needs before my own.

How to make a competitive offer on a Florida home
Before we write anything, we'll do three things: review recent comparable sales so you don't overpay, make sure you're comfortable with the down payment, and set your walk-away number, the most you're willing to pay. It keeps you focused and keeps emotion out of it.

Home inspections in Florida, including the 4-point & wind mitigation
A professional home inspection shows you the true condition of the home before you commit.
What a home inspection checks
- Structure and foundation (slab or crawl space)
- Roof: damage, leaks, age and drainage
- Electrical systems
- Plumbing and water heater
- HVAC (a big one in Florida!)
- Appliances
- Water and sewer or septic
- Attic, insulation and ventilation
- Mold and mildew
- Pests, including termites
- Safety items: smoke detectors, handrails
- Windows, doors, siding and grading
Florida insurance inspections
Florida buyers often need one or two extra inspections to get homeowners insurance:
- 4-point inspection: reviews the roof, electrical, plumbing and HVAC. Many insurers require one on older homes (often 20+ years, depending on the carrier).
- Wind mitigation inspection: documents hurricane-resistant features like roof-to-wall connections and impact windows or shutters. Florida law requires insurers to offer discounts for qualifying features, so it can save you money.
Tip: start collecting insurance quotes as soon as you're under contract.
What happens during a home appraisal
An appraisal is an independent estimate of the home's market value by a licensed appraiser. Your lender requires it to confirm the home is worth the loan. The appraiser inspects the property, takes photos, researches comparable sales and writes a report.
Bonus tip: the seller should prepare, too, with a clean, presentable home and a list of recent upgrades for the appraiser.
Here's the plan
- Renegotiate the price down to the appraised value
- Challenge the appraisal with additional comparable sales
- Pay the difference out of pocket
- Terminate the contract, if your appraisal contingency allows
Depending on your contract and lender guidelines, you may be able to request a second appraisal, at extra cost.
Closing on your Polk County home
Closing is when ownership transfers to you. In Florida it usually happens at a title company or an attorney's office, where you'll sign your mortgage, the deed and other documents.
Preparing for closing
- We'll review your Closing Disclosure, which lists all your closing costs.
- Bring a government-issued photo ID and your funds as the title company instructs (usually a wire or cashier's check).
- I'll confirm with the title company that all paperwork is in order.
- We'll do a final walkthrough to confirm the home's condition and any agreed repairs.
Keys in hand
- I'll be there to support you and answer last-minute questions.
- We'll make sure every document is signed correctly.
- Once everything is signed and funded, you get the keys to your new home!
Always confirm wiring instructions by phone with a known number. Wire fraud is real.
Florida homeowner must-dos: homestead exemption & more
If the home is your primary residence, you may qualify for Florida's homestead exemption, which lowers your property taxes.
Filing homestead in Polk County
- You must own the home and live in it as your permanent residence as of January 1.
- File online with the Polk County Property Appraiser. Once approved, it renews automatically as long as ownership and use don't change.
- Homestead also brings the Save Our Homes cap, which limits yearly increases in assessed value to 3% or the change in CPI, whichever is lower.
- For 2026 that's $25,000 on all taxes plus $26,411 on non-school taxes. Amendment 3 on the November 3, 2026 ballot would raise the non-school portion starting in 2027 if 60% of voters approve it, so check with the Property Appraiser for current figures.
