What Newcomers Want to Know

Insurance

Home insurance costs vary a lot by roof age, construction and location. Older homes often need a 4-point inspection, and a wind mitigation report can lower your premium. Get quotes early.

Taxes

Florida has no state income tax. Once you live in your home, file for a homestead exemption of up to $50,000 by March 1. Amendment 3 on the November 3, 2026 ballot could raise the exemption if voters approve it.

HOA and CDD

Many newer communities have HOA dues and a CDD assessment on the tax bill. I'll show you the full monthly cost for every home we look at.

Flood and wind

Check every home's FEMA flood zone and hurricane evacuation zone. Newer roofs, impact windows and shutters can make insurance easier to get.

Commutes

Lakeland is roughly 45 minutes to Tampa and about an hour to Orlando on I-4, depending on traffic. Davenport and Haines City sit closer to Orlando.

Lifestyle

Lakes, trails, spring training baseball, small downtowns and theme parks nearby. You get Central Florida living with more space for your money.

Can I buy a home without seeing it in person?

Yes. With live video tours, a thorough inspection and remote closing options, many of my clients buy before they arrive. I'll be your eyes and ears on the ground.

Which town is right for me?

It depends on your commute, schools, budget and the lifestyle you want. Lakeland has a lively downtown, Winter Haven has the Chain of Lakes, and Davenport is close to Orlando. Let's talk through it.

What should I know about hurricanes?

Central Florida is inland, but storms still matter. Look at roof age, windows, flood zone and insurance before you buy, and keep a hurricane plan. I'll help you check each home.

When can I get the homestead exemption?

You need to own and live in the home as your permanent residence on January 1, then file by March 1 with the Polk County Property Appraiser.
