Davenport, Florida Real Estate: What Buyers Don't Know
Davenport, Florida real estate is really two places with one name. One side is the Highway 27, ChampionsGate and Four Corners growth corridor. The other is a small, historic Florida town with a real downtown. Both say "Davenport" on the listing, and that's what you need to understand before you buy.

"Which Side of Davenport?"
When somebody tells me they're moving to Davenport, my first question is, "Which side of Davenport?" Search online and Davenport looks enormous. A house near ChampionsGate says Davenport. One down Highway 27 says Davenport. One near the little downtown says Davenport too. If you're moving from another state, you'd have no reason to know these places can give you completely different daily lives.
A Davenport Address vs. the City of Davenport
Here's the part most buyers don't realize: a Davenport mailing address doesn't necessarily mean you live inside the City of Davenport. The city itself tells property owners this. Your address can say Davenport while your house sits outside city limits in unincorporated Polk County. That's why Davenport feels like two completely different places.
Highway 27, ChampionsGate and Four Corners
Around Highway 27 toward ChampionsGate, you'll see massive newer communities, new construction, townhomes, apartments, resort-style communities, golf courses, shopping and restaurants. It feels much more like the Orlando growth corridor than a small Florida town.
Part of this area is Four Corners, where Polk, Orange, Osceola and Lake counties meet. It isn't its own city, but more than 56,000 people live there. An AdventHealth ER just opened, a bigger Publix is going up, builders keep breaking ground, and luxury apartments are rising along Highway 27.
New Construction Homes From About $290K
New build homes here start around $290,000, and communities have been selling steadily for years, with builders still helping with closing costs. At Lennar's Reedy Isle, a 3-bedroom, 2-bath home of about 1,500 square feet starts around $290,000, a 4-bedroom starts around $320,000, and larger homes run around $410,000. That's one community with homes from under $300K to over $400K. If you're a first-time buyer, compare new builds against resale. The monthly difference may surprise you.
Historic Downtown Davenport
The actual City of Davenport feels completely different: a small downtown, older homes, established streets and local businesses. Fort Davenport went up in 1838, the town started as a railroad stop in the 1880s, and it's been incorporated since 1915. A restored 1927 schoolhouse still stands, and there's no vacation rental zoning on this side. City Hall sits on Bay Street, and the city hosts a Thursday farmers and flea market, a May Day festival every spring and its own Fourth of July fireworks.
For food, there's Ovation Bistro & Bar (voted best restaurant in town), Hungry Crab, Davenport Diner, Istanbul Grill, taco spots, Tap That Beer House, True Blue Winery and more.
The 3-Place Test: Map Your Real Drive Times
- Pick the three places that matter most in your actual life: work, school, the grocery store, Disney, the airport, or somewhere to go on a Friday night.
- Take the exact address of the house you're considering and map those three places.
- Check it at the times you'll actually drive, like Tuesday at 7:30 a.m. and again at 5:15 p.m., not Sunday morning.
A listing can say "30 minutes from Orlando," but at rush hour it can be 55 minutes or more. Two houses can both say Davenport, both be new and both fit your budget, and one makes complete sense for your life while the other leaves you in traffic every day.
The Model Home Trap
You walk into the model home: the huge kitchen island, the perfect lighting, everything brand new. Suddenly you're assigning bedrooms and picking a spot for the Christmas tree. Pause. That's exactly what the model home is designed to make you do. Get back in the car first. Check the commute, the neighborhood and the grocery store, and how far Disney really is from that house.
Which Side of Davenport Is Right for You?
Neither side is better. They're different. If you want newer communities, resort-style amenities, golf, shopping and to be closer to Disney, look around Highway 27, ChampionsGate and Four Corners. If you want small-town vibes, drive the older streets and downtown on the other side. You might tour both and realize neither is right, and figuring that out before you buy is a lot cheaper than after.
