The Number That Explains Lake Alfred
Growing from about 6,000 to about 10,000 people in just a few years isn't normal for a town this size. It's the reason builders are racing in, the reason the roads are getting bigger and wider, and the reason Publix is finally coming. Almost everything you'll see in Lake Alfred connects back to that number.
New Construction in Lake Alfred
Coming in on the country road from Polk City, the first thing you notice is space: upscale homes on real acreage and cattle fields next door. Then the new communities start.
- The Springs at Lake Alfred: a new Meritage Homes community with homes starting in the high $200,000s, planned for about 900 homes, a cabana-style pool, pickleball courts and trails.
- Eden Hills: six builders working in one community, including Dream Finders, Ryan Homes, Meritage Homes, D.R. Horton, Holiday Builders and Richmond American.
- Gum Lake Preserve: a newer community with its own boat ramp onto Gum Lake, plus nature trails and a pavilion.
A tip before you fall in love with a floor plan: many communities here are offering low down payments and help with closing costs, but the deal isn't guaranteed on every address. It depends on your specific street. There are also USDA-eligible homes in the area, which could mean zero down. Confirm it first.
Old Lake Alfred: Same Road, Different Decade
Past The Barn Antiques (a family-run antique complex out here since 1969, with The Back Porch restaurant), the town almost splits in two. On one side, brand-new construction. On the other, Old Lake Alfred: established homes, mature oak trees and homes with real character. Some sit right on Gum Lake, a private lake with no public access, which is part of why that area feels so secluded.
Lake Alfred Schools and the UF Citrus Center
For a town this size, Lake Alfred has a lot of schools: Discovery Academy of Lake Alfred (grades 6 to 8), Discovery High School, Lake Alfred Elementary, Lake Alfred Polytech Academy (a STEM middle school) and a large specialty school for students with significant cognitive disabilities, ages 3 to 22. Polk County's school choice program means families from Polk City, Winter Haven, Auburndale and beyond can enroll here too.
Lake Alfred is also home to the University of Florida Citrus Research and Education Center, the largest facility in the world devoted to a single agricultural commodity, with the largest citrus library on the planet.
Publix Is Coming
A 55,000-square-foot Publix-anchored shopping center is under construction right now. It's a fair question how the town has gone this long without a full grocery store.
Public vs. Private Lakes in Lake Alfred
Not every lake works the same way, and it's something to know before you fall in love with a home:
- Public boat ramps: Lake Rochelle (about 516 acres) and Lake Haines (about 672 acres), both part of the Winter Haven Chain of Lakes.
- Private, no public access: Gum Lake and Lake Eva.
Food, Parks and Downtown
Lake Alfred's food scene is bigger than you'd expect: the Lavender and Lace Tea Room in a restored Victorian home, Gary's Oyster Bar (open for more than 40 years), Taco Tuesday spots, a Mexican market, Dominican and Cuban plates, and local coffee. The town has more than 220 acres of city parks, festivals at Lions Park with live music and food trucks, and a small, walkable downtown that's just a couple of blocks.
For big events, the Adams Estate sits on 22 lakefront acres and can host up to 200 guests. It also has rooms and cottages overlooking Lake Alfred, with a pool, minutes from Disney, Universal, Busch Gardens and Volcano Bay.
Who Lake Alfred Is For
Poinciana, Davenport, Kissimmee, Orlando and Tampa are full-blown cities now. Even Auburndale next door feels bigger and busier. Lake Alfred still has farms next to lakes and cows next to new construction. It's small enough to drive across in one video, but big enough that builders are racing to build here. If you want to slow down, breathe a little deeper and still be minutes from I-4 and US-27, it's worth a look.
